Herriman City Council to consider final approval for Mountain Ridge Development

The Herriman City Council will begin consideration of whether or not to approve a proposed 105-acre development known as the Mountain Ridge development on Wednesday night.
The Council's agenda for its March 11 meeting includes multiple voting items that, if passed, would constitute a stamp of approval for the project that would result in 206 single family homes and 419 multi-family units being built in the area to the north and east of Mountain Ridge High School.
That includes an amendment to the city's General Plan (the city's plan foresaw part of the land as having a commercial use), a rezone of sections of the property from an agricultural designation to a medium density residential designation (5.8-8 units per acre) and finally, to apply a Planned Development Overlay Zone to the entire project.
The current plan up for consideration has been slightly adjusted from a previous version last seen by the city council earlier this year. That version had eight more single family units but 33 fewer multi-family units. Another key difference is the new plan preserves valuable frontage along 13400 South and Mountain View Corridor which the city would like to see be used for commercial development.
According to the plan, about 20% of the development's total area would be preserved as open space, including a nearly-10 acre regional park, multiple neighborhood parks as well as a trail along the Welby Jacobs Canal, which spans the development's eastern border.
